Purpose statement
We provided information, advice, advocacy and representation in the NSW Civil & Administrative Tribunal ("NCAT") to tenants most in need so they could resolve their housing issues with landlords. People assisted include social housing tenants, private tenants, residential land lease communities and boarding house residents. Our intake policy prioritises tenants with disabilities and social disadvantage indicators. Our clients often have limited or no literacy, receive federal income support and don t have capacity to resolve their housing issues. We assist to maintain residential stability and prevent homelessness by: - negotiating rent arrears payment schedules, and providing assistance in budgeting which increases financial literacy skills - helping tenants to understand the law and have repairs done, thus improving standard of living - explaining tenant's responsibilities toward neighbours, and helping improve communication skills, thus reducing neighbourhood tensions and issues. The level of assistance provided to disadvantaged tenants and their families varies according to their individual circumstances, and ranges from basic explanation of documents to advocating for them to their housing providers, to preparing legal submissions and representing them at possibly several NCAT hearings. Primarily, we prevent homelessness by assisting tenants to resolve issues with their landlords. A research project undertaken by the Tenants Union of NSW in 2013 showed that homelessness was averted in 82.2% of cases, where a Tenancy Advice and Advocacy Service became involved.
